How Can I Set Up A Power Of Attorney With Somebody In An Other State?

I have a residential property I am leasing but I am out of town for a few months and want to give power of attorney to a friend back home to collect on and manage the property while I’m gone.
Every form I see needs to be signed by both parties and notarized on the spot. Is there another way to do this?

    A document can be notarized by two separate Notaries in different locations at different. An Acknowledgment form would be attached to the document for the second notarization.
