We are purchasing a gut rehab condo in Chicago. We will have a mortgage from a bank. Is it absolutely necessary to have an attorney, or will the mortgage company and/or the title company prepare the required documents. About 20 or 25 units are already occupied.

Your title company will do all the paperwork but in Illinois it is required that you also hire an attorney to overlook it. Its usually a very reasonable fee and really its just more protection for you. I had to hire one in Illinois 2 years ago and it was only 250.00. He did catch one mistake so it was worth the money
They provide one for you at the title companyt o represent you.
